Portland Real Estate Insights: Zip Code 97229 Market Update – Things Are Heating Up!

Let’s dive into the real estate scoop for zip code 97229. Right now, there are 107 active listings on the market. In the last two weeks, 38 properties went pending, and 6 sold. That pending number is huge compared to the sales – to me, it’s a clear sign the market is speeding up. Homes are moving faster!

Another way to look at it: Out of those 107 active homes, nearly 40 (that’s about 40%) are getting accepted offers. That’s a solid indicator of momentum, especially considering how soft the market has been over the past six months. With the Intel and Nike layoffs hitting hard, things have felt sluggish, but this shift is encouraging.

The average price per square foot tells a similar story:

  • Sold properties: $310/sq ft
  • Pending listings: $318/sq ft
  • Active listings: $332/sq ft

The sold price as a percentage of the original list price is sitting at 92%, which is lower than what I’d call average. It shows the market took a hit, and those six recent sales likely had offers from back in late November or early December – buyers scored some deals during the winter slowdown.

But here’s the good news for sellers: Real estate seasonality is kicking in. January typically sees a pickup, with prices trending upward. If you’re thinking of listing, the next week or so – and beyond – could be prime time. That’s what I’m expecting based on the trends.

Quick rundown on price ranges:

  • Lowest pending: $495,000
  • Highest pending: $2.2 million
  • Lowest sold: $540,000
  • Highest sold: $1.5 million

These homes took about 60 to 80 days to go under contract, which is typical for the winter market. Fun fact: On Christmas Day, I noticed about 78 lockboxes were opened – meaning some agents were hustling hard, even on the holiday. I thought I was the hardest working realtor out there, but clearly not!
