6 Listing Realtor’s skills:

1. Home pricing

Home valuation skill based on location/home features/layout/condition/desirability/obsolescence.  An experienced realtor can pull a price range within 20 minutes of the specific market research. 

2. Marketing 

Check out their previous sold listing presentation.  Do they show great visual/copy writing/accentuate strengths of property and understand buyers’ needs and wants. Attention to details, on helping you to prepare your house for sale, marketing materials and listing data preparation. 

  • Are their listings presented attractively?  If you were a buyer, would you like to go see that home?

3. Local knowledge

Local selling experience and knowledge can be crucial in selling your property.  My knowledge of the Portland Metro market is within about 30 minutes of driving range.  I’ve been to so many roads and neighborhoods that when I look at an address, I can picture the surrounding neighborhoods in my mind. 

4. Negotiating

This is the most bang for the buck you get when you hire a great realtor.  He/she can save you a lot of money or help you walk away from bad deals.  In some cases with realtor’s skill and time combined, you might save 10%+ of the sales price.

5. Communicating 

Do they communicate well with you?

  • Do they listen to your needs and goals and understand well without missing details in written and verbal communication? 
  • Do they give you advice that is easy to understand? 
  • Do they give you a clear plan of action with confidence? 

6. Prioritization of executing in a timely manner

Experienced great realtors tend to Time-block their schedule and can prioritize important activities, such as offer response time and negotiation timing, etc. 

Intangibles: ethical and caring?

Good reputation?

Do they have positive past clients’ reviews? 

Do they have a good online presentation?

Highly respected and reputable realtors can make deals happen. Ex, 1. Realtor that other buyers’ realtors want to work with (friendly, not intimidating and easy to work with).  2. Saving a deal by working with other parties’ realtors.
