How I Sold a House in Bethany, Oregon in Just 21 Days After Another Agent Couldn’t Sell It in 164 Days

About 6 months ago, I showed a home in Bethany to some buyers. They walked through it and immediately said, “No thanks.” At the time, I understood why — even though I personally loved the house. The layout was efficient, the backyard faced south for great light, and it had more square footage than comparable homes. But the condition held it back.

Fast forward six months: the house never sold. The previous listing was canceled, and I took the listing over. In just two weeks, we made some targeted improvements, relisted it, and sold it in 21 days for $545,000 — right at the price the previous agent had been asking.

Here’s exactly what changed and why it made all the difference.

The House Felt Cold and Uninviting
It was December in Portland — dark, gray, and rainy. The home already had a cool tone with white walls and dark gray-green kitchen cabinets. Unfortunately, every light in the house was set to a harsh, bright white. It felt sterile, like a hospital. Buyers couldn’t see past the small issues:

  • Scratches on baseboards and walls
  • Debris and general dirt throughout
  • Missing shower door knobs in the main bathroom
  • Wrong lighting that made the house cold and unwelcoming

The layout and bones of the house were strong, but first impressions matter — especially in a competitive market.

What We Fixed in Two Weeks
We focused on high-impact, low-cost improvements that dramatically changed how the home showed:

  1. Warm Lighting
    I climbed the ladder and changed the settings of every bulb to a warm, yellow-toned setting using the existing three-way switches. The difference was immediate — the house felt cozy and inviting instead of cold and clinical; even the kitchen cabinets had a warmer tone.
  2. Touch-Up Paint
    Hired a painter for targeted fixes on baseboards and wall scratches. The seller invested about $400, and it made the interiors look fresh and well-maintained.
  3. Professional Deep Cleaning
    A full-house deep clean made a huge difference. (We negotiated but still ended up around $400.) When buyers walk in, they notice cleanliness immediately — floors, counters, bathrooms, everything.
  4. Small Repairs
    Replaced the missing main bathroom shower door knobs myself for about $20 and the shower door rail guide ($5). Simple, but buyers notice these details.
  5. Curb Appeal & Final Touches
    Wiped down the front door, removed spiderwebs, and cleaned water marks from the HOA landscaping. Added some effective staging — orchids and a few tasteful accessories — without overfilling the space.

Total investment by the seller: roughly $825. That’s it.

Same House. Same Price. Completely Different Result
The previous listing sat at $544,900 through April. We listed at $540,000 and received above full listing price (Sold $545,000) in just 21 days. The market didn’t magically change. What changed was the house presentation. Buyers could finally see the potential instead of the flaws.
