What Kind Of Questions To Ask Mortgage Lender When Shopping For The Best Mortgage Options

Shopping for a mortgage is one of the biggest financial decisions you’ll make when buying a home. The difference between a good loan and a mediocre one can cost (or save) you tens of thousands of dollars over the life of the loan. Yet many buyers only ask about the interest rate and move on. Do better than 87% of the homebuyers in 2025 and save money!

Working at Shawn Realty, I believe informed buyers get better deals and long-term savings. Below is a practical list of questions you should ask every lender you speak with (via email for your record) — including the critical question about their spread charge (also called the margin or markup).

Lender Questions

  • Are you a direct lender (bank, credit union, or non-bank) or a broker? Who actually funds the loan?
  • Are you a true mortgage broker or do you also handle your company in-house loan products?

Why So Many Buyers Overpay (Even When Their Lender Means Well)

Rate & Pricing Questions

  • What is the current interest rate and APR for the specific loan product and term I’m considering (30-year fixed, 15-year fixed, 5/1 ARM, etc.)?
  • What is your spread (or margin) on this loan? How is it calculated, and how does it compare to the wholesale rate or your cost of funds?
  • Are discount points available to buy the rate down? What is the exact cost per point and the resulting rate reduction?
  • How long is the rate lock, what does it cost to extend, and is there a float-down option if rates drop?
  • For adjustable-rate mortgages: What is the index, the exact margin/spread over that index, the initial fixed period, adjustment caps, and lifetime cap?

Fees, Costs & Transparency

  • Can you provide a full Loan Estimate that itemizes every fee (origination, underwriting, processing, appraisal, title, etc.)?
  • What portion of the lender fees or points represents your spread/markup above actual cost?
  • Are there any broker fees, yield-spread premiums, or other compensation that increases my rate or costs?
  • What are the estimated total closing costs, and which ones are lender fees versus third-party fees?
  • Do you charge any non-refundable application, lock, or commitment fees?

Loan Terms & Features

  • What loan products do you offer, and which one best fits my situation and goals?
  • Is there a prepayment penalty? If so, how is it calculated and how long does it last?
  • Can I make extra principal payments or pay the loan off early without penalty?
  • Do I get the option to pay bi-monthly to shorten the loan term?
  • What are the escrow requirements for taxes and insurance?
  • When and how can private mortgage insurance (PMI) be removed if required?

Qualification, Process & Service

  • Based on my credit, income, assets, and down payment, what programs and rates am I realistically likely to qualify for?
  • What documentation will you need, and what is your typical timeline from application to closing?
  • Who will be my main point of contact, and how responsive is your team?
  • Do you keep the loan in-house or sell it after closing? How does that affect customer service?
  • What happens if the rate lock expires before closing due to delays?

Comparison Questions

  • Can you match or beat a competing Loan Estimate I already received?
  • Are there any current lender credits, special programs, or promotions available?
  • What assumptions are built into your quoted rate (credit score range, loan-to-value, property type, occupancy, etc.)?

Final Tips from Shawn Realty

Get everything in writing — ideally a formal Loan Estimate. Compare the APR, total closing costs, and the specific spread/margin figures side-by-side on the same day. Rates and fees can change quickly, so timing matters.

Asking about the spread charge is one of the smartest moves you can make. Some lenders are transparent about how much they mark up the wholesale rate; others prefer not to discuss it. The lenders who answer clearly and competitively are usually the ones worth working with.

Summarized Tip: Always get everything in writing (preferably a Loan Estimate). Compare the APR, total closing costs, and the specific spread/margin figures side-by-side. Ask the spread question early—some lenders are transparent about their margin over the wholesale rate or index; others may be less so. Shopping multiple lenders (banks, credit unions, and mortgage brokers) on the same day gives the clearest picture of competitive pricing.
