Is the Zillow Zestimate Accurate in Portland?

Because an Algorithm Doesn’t Walk Your House — Or Your Competition

Today’s real estate question is: why is my Zestimate different from what agents say?

Short answer: A Zestimate is a reasonable starting point, but it’s a computer estimate, and Zillow says it is not an appraisal. Zillow publishes its own median error rates by area, separately for homes listed for sale and homes that aren’t, at zillow.com/z/zestimate/. If you’re checking your value before selling, your home is off-market, so the off-market number is the one that applies to you.

I’m Shawn Yu, a Bethany broker since 2008. I’ve had sellers show me a Zestimate as if it settled the price. I’ve also had buyers try to lowball off one. Both sides learn fast in the real market.

What the Zestimate can’t know well

Your real condition: roof layers, crawlspace issues, sewer on older Portland lines, pet damage, the kitchen you swear is “updated” from 2009. Hyper-local pocket shifts inside a ZIP. Whether the “comp” next door was a distressed sale or a fully remodeled house. How heavy the HOA feels on a condo payment. How a West Hills driveway feels in January.

What agents are looking at

Closed comps and actives. Showing feedback. Showing and offer activity from buyers’ agents. Appraisal risk. Inspection norms in 2026 — careful buyers, not waive-everything.

An agent who’s wrong should show their work. So should a website — except the website won’t sit at your table and defend adjustments.

Who to trust when they clash

  • Ask the agent to show comps side by side — if they can’t, find another agent.
  • Don’t average Zestimate and CMA into a “compromise list price.” That’s not how buyers shop.
  • Use online estimates as a range check, not a target.
  • Remember sale price still has to pass appraisal for financed buyers.

If the Zestimate is higher than reality, listing there often means sitting. If it’s lower, you might leave money on the table or find a traffic-driving under-market tactic — deliberate either way.

Buying on the other side? Don’t let a Zestimate drive your offer ceiling alone. (Sell first or buy first?)

Portal estimates also disagree with each other

Zestimate, Redfin estimate, Realtor.com estimate — pick three and you’ll get three numbers. So no single website has the answer. Local closed data plus condition beats algorithms.

When the agent is higher than the Zestimate

Sometimes I come in above the portal. That can be right when comps support it and the market data lagged a hot micro-pocket — or wrong if I’m the one being optimistic. Ask me to prove it with closings. I’ll ask the same of any website you quote.

Screenshot culture

I’ve had sellers keep a Zestimate screenshot from 2021. Markets move. Screenshots don’t. Bring current comps to the table and retire the old screenshot before it sets your list price.  I think too many home sellers still have 2021 price in their mind.

Online estimates are a starting point for curiosity. Your list price should be a starting point for contracts.

So… why the difference?

Different methods, different data, different awareness of condition and live competition. Treat the Zestimate as a conversation starter. Treat a thorough local CMA as the pricing plan.

Questions people ask about the Zestimate

Is the Zillow Zestimate accurate in Portland?

It’s a reasonable starting point, but it’s a computer estimate, and Zillow says it is not an appraisal. It can’t see your condition, updates or exact street. In my experience, a local agent’s comparative market analysis based on recent nearby sales is closer.

Is a Zestimate the same as an appraisal?

No. Zillow’s own FAQ says the Zestimate is not an appraisal and can’t be used in place of one. Lenders use a licensed appraiser.

Why did my Zestimate change when I listed my house?

Zillow says that once a home is listed, the Zestimate starts using listing information such as the list price and recent activity, so it can move after the listing goes live.

Why do Zillow, Redfin and Realtor.com show different values for my home?

Each site uses its own model and data, so you’ll often get three different numbers. That’s a good reason to treat all of them as a range check, not a price.

How do I find out what my home is actually worth?

Ask a local agent for a comparative market analysis that shows the recent sales they used, side by side. If they can’t show their comps, find another agent.
